Mortgage loan officer, DFW Metroplex | Garland, TX

Michael Brunelli: a loan officer website built and live in two weeks

Michael Brunelli is a mortgage loan officer in Garland, Texas, who has worked in mortgages since 1996 and originates loans through Innovative Mortgage Services. He had a domain but no website, so we built his loan officer website from scratch, with lending disclosures checked in code, a Texas-aware mortgage calculator and an admin portal for his leads.

The client

About Michael Brunelli

Michael Brunelli is a mortgage loan officer, NMLS #338458, based in Garland, Texas, and serving the DFW Metroplex. He has worked in mortgages since 1996 and originates through Innovative Mortgage Services, NMLS #250769. His loan officer website is built around the line on his homepage, Your Mortgage Planner for Life, and the one goal from his intake form: get visitors to apply.

The challenge

Why They Came to Us

Michael owned michaelbrunelli.com but had no website and no logo. His intake form named one thing he wanted visitors to do: fill out an application.

  • Start from zero, with a domain at GoDaddy and Microsoft 365 email that had to keep working through the switch.
  • Carry both NMLS numbers, Equal Housing Lender, state notices and a license list on every page.
  • Let Michael edit his own words on the live site, even though the pages are built from code templates.
  • Reach borrowers across the DFW Metroplex from a Garland address without confusing local search.
The plan

What We Proposed

We planned a 24-page loan officer site with its own warm design, built from templates so the compliance details come standard on every page.

  • A page structure modeled on a site he pointed to as an example, with its own Lora and Nunito Sans design in his navy and green on cream.
  • Pages generated from Python templates, so disclosures, structured data and layout stay consistent everywhere.
  • Every form on the WES lead pipeline, with Apply Now on every page pointing to his online application.
  • An admin portal after launch, so his leads land in one place.
The build

What We Built

Website

A 24-page loan officer site, now 27 URLs, in a warm navy, green and cream design.

  • Home, mortgage calculator, contact, 12 loan program pages, a blog, and privacy, terms and accessibility pages.
  • A homepage built around Your Mortgage Planner for Life, with a Trusted Since 1996 badge, a four-step process (We Talk, We Plan, We Match, We Close) and his real headshot.
  • Apply Now on every page links to his online application with Innovative under his NMLS number.
  • Testimonials from his own borrower surveys, attributed by first name, last initial and city.
  • Michael edits his own copy in My AI Editor, and new blog posts are published through it.

Mortgage calculator

A payment calculator with Texas-aware defaults and a live national rate.

  • Property tax entered as a synced dollar and percent pair, defaulting to a Texas estimate of 2.25 percent with a Texas tax note.
  • The live Freddie Mac 30-year rate from FRED, labeled as an illustrative national average whenever live data is missing.

Compliance built in

Lending disclosures generated into every page and checked by an audit script.

  • Loan officer NMLS #338458, Innovative NMLS #250769 and the NMLS Consumer Access link on every page.
  • Equal Housing Lender bar and logo, a New York exclusion, a Texas SML recovery-fund notice and a 25-state license list.
  • A TCPA consent checkbox on the contact form.
  • Visible copy scanned for Reg Z trigger terms, and 21 meta descriptions rewritten without them.

Lead capture, analytics and SEO

A contact form, tracking and search setup built for a loan officer who wants applications.

  • Contact form with invisible reCAPTCHA v3, a hidden spam trap, digit-only phone formatting and tracking of where each lead first came from, including Google Ads clicks.
  • GA4 with three key events: generate_lead, phone_call_click and email_click.
  • Breadcrumb data on every interior page, FinancialService structured data with map coordinates, titles under 60 characters and an llms.txt file.
  • reCAPTCHA and Tag Manager load on the visitor's first interaction, keeping them out of the way while the page first loads on phones.

Admin portal

A private portal in his navy and green for his leads, with blocked submissions kept in view.

  • Unread inbox, leads pipeline board, Spam and Blocked, and a blog tool with the AI Blog Writer or a Blog Post Form.
  • Every blocked submission kept with its reason; reCAPTCHA blocks flagged amber as possible real leads, with email and call buttons.
  • Dates and times pinned to Central time, so a lead that arrives at 9:15 pm lands on the right day.
  • Its own password reset and invite emails, Google sign-in and user management.
Problem solving

How We Solved the Hard Parts

  1. Spam filters can hide real leads

We had our form service save every rejected submission, and built the first Spam and Blocked tab in Michael's portal. Possible real leads show in amber with email and call buttons, and the tab is now standard on every WES portal.

  2. Generated pages the client can still edit

Michael's pages are built by Python generators, but he edits live in My AI Editor. We folded his edits back into the generator, so a rebuild matches his live homepage exactly.

  3. Disclosures on every page, every time

An audit script checks each generated page for both NMLS numbers, the Consumer Access link, Equal Housing Lender text and logo, the New York exclusion, the Texas SML notice, the state list and legal links. It also scans visible copy for Reg Z trigger terms.

  4. Metroplex reach from a Garland address

Visible copy speaks to the whole DFW Metroplex, while the structured data keeps his Garland address for local search.

  5. A faster portal on a shared database

We cut the database trips behind each portal page from about nine to about three. That became the WES standard for portal speed and was rolled out to 7 other portals the next day.

Results

The Results So Far

Michael's site went live on June 24, 2026, 14 days after our first commit, and his Microsoft 365 email kept working through the switch. His admin portal followed on July 2. He has edited his own homepage copy in My AI Editor, and four new posts have been published to his blog through it since launch.

Two pieces that started on his project now run across WES: the Spam and Blocked tab, which keeps filtered submissions visible, and the portal speed standards rolled out to 7 other portals. What we watch next is how his loan program pages turn visitors into applications and calls.

Figures are build facts from the project's git history and the live site, checked in October 2026.

Questions

Questions About This Project

Do you handle NMLS and Equal Housing disclosures on a loan officer website?

Yes. On Michael's site they are generated into every page, and an audit script checks each generated page for both NMLS numbers, the Consumer Access link, Equal Housing Lender text and logo, and state notices.

Can I edit a site that is built from code templates?

Yes. Michael edits live in My AI Editor, and we folded his changes back into the templates, so a rebuild matches his live homepage exactly.

How long did Michael's site take?

It went live 14 days after our first commit and 15 days after he sent his intake form.
