Debbie Cooley Mortgage: A Broker Site From First Home to Reverse Mortgage

Debbie Cooley Mortgage, a New Port Richey, Florida branch of Innovative Mortgage Services, Inc., is the practice of Debbie Cooley, licensed since 1984. We moved her site off WordPress and built the new mortgage broker website design around her niches: 17 city pages, reverse mortgage and divorce refinance tools, an admin portal for her leads and a Content Studio.

About Debbie Cooley

Debbie Cooley has originated mortgages for more than 40 years and is a three-time past president of the Gulf Coast Chapter of the Florida Association of Mortgage Professionals. Her practice, Debbie Cooley Mortgage (branch NMLS 836635; Debbie's NMLS 210817), is a branch of Innovative Mortgage Services, Inc. (NMLS 250769) serving Pasco, Pinellas and Hillsborough counties. Her mortgage broker website design had to reach homeowners 62 and up, the financial planners who advise them, and first-time buyers.

The challenge

Why They Came to Us

Debbie's site ran on WordPress, while her marketing plan targets homeowners 62 and up, financial planners whose clients may outlive their investments, and bankers who cannot offer reverse mortgages.

  • 30 blog posts and their old WordPress URLs had to carry over.
  • Her plan names the moments her clients face: losing a spouse, being declined for a HELOC, rising insurance costs, or wanting travel money without touching investments.
  • She serves three counties, so local pages were part of the plan.
  • As a branch of a larger brokerage, every page has to identify the licensed entity and carry the right advertising disclosures.
  • Calculator results, quiz answers and guide requests needed one place to land.
The plan

What We Proposed

The plan: move from WordPress to a static site with redirects for the old URLs, build tools and guides for her niches, add city pages, and give her an admin portal.

  • Bring the 30 blog posts across and redirect the old WordPress URLs
  • Build tools and lead magnets for reverse mortgage, divorce and first-time buyer clients
  • Add city landing pages across Pasco, Pinellas and Hillsborough counties
  • Position her as a Florida mortgage broker for life, with reverse mortgages listed first and first-time buyers second
The build

What We Built

Website

A 79-page static site that presents Debbie as a Florida mortgage broker for life, from first home through reverse mortgage.

  • A home page and 7 loan-program pages, with the loan pages redesigned for easier scanning after Debbie's feedback
  • 17 city landing pages, each with local references, a city FAQ and FAQPage structured data, plus an areas-served hub linking 24 areas
  • 30 blog posts migrated from WordPress, with redirects for the old URLs
  • Reviews page with a one-tap Write a Google Review link
  • llms.txt for AI search tools, Google Tag Manager, and My AI Editor set up for inline edits

Tools and lead magnets

Interactive tools and gated guides built for her niches, each feeding her admin portal.

  • Refinance Break-Even Calculator and a slider Payment Calculator
  • A 10-question Reverse Mortgage Reality Check quiz
  • A Refinancing During Divorce questionnaire that builds a financial inventory report
  • Two PDF guides emailed on request: the Florida First-Time Homebuyer Roadmap and 5 Questions to Ask Any Mortgage Broker
  • A /qr/ short link for print pieces that opens the refinance calculator

Admin portal

A back office on its own private web address, and the reference build every other WES admin portal descends from.

  • Inbox, leads pipeline, and a Spam and Blocked tab
  • Separate views for calculator and quiz results, guide requests and divorce inventories
  • Blog publisher, with password or Google sign-in

Advertising compliance review

A full review of the site for the parent brokerage's compliance department, delivered at launch.

  • 79 pages plus structured data, PDFs and calculators checked against SAFE Act and NMLS, Reg Z, ECOA and Fair Housing, HUD HECM and Florida OFR rules
  • One material finding, how the licensed entity was identified, corrected and deployed the same day
  • Two advisories corrected and one referred to the brokerage's compliance office for its decision
  • Required NMLS, Equal Housing, Reg Z and HECM disclosures confirmed present site-wide

Content Studio

A content plan and publishing hub on its own private web address, live since Oct 2, 2026.

  • Six content pillars, including Reverse Mortgages, Honestly and Life Events and Your Mortgage
  • Planned cadence of 2 social posts a week, 2 blogs a month and 1 email a month
  • 61 images from her site loaded into the Studio library, and her Facebook Page and Instagram connected
  • First Studio blog published to her site on Oct 12, 2026: What Does HECM Mean?

SEO review

A scored SEO audit with same-day fixes, the start of WES's 90-day SEO program.

  • 10 fixes shipped across 79 pages
  • BreadcrumbList structured data on 76 pages, and city-specific FinancialService schema on all 17 area pages
  • Titles and descriptions tuned to the length Google displays
  • Category gains: schema 6 to 14 of 15, meta tags 9 to 14 of 15, technical SEO 7 to 10 of 10
Problem solving

How We Solved the Hard Parts

  1. Naming the licensed entity correctly

The compliance review's one material finding was how the licensed entity was identified. We corrected every surface (header, footer, about page, disclaimer, both PDFs, llms.txt and structured data) to name Debbie Cooley Mortgage as a branch of Innovative Mortgage Services, Inc., the same day.

  2. Loan pages heavy with text

After Debbie's feedback, we redesigned all 7 loan-program pages so the key facts can be scanned, with split heroes and clear calls to action.

  3. Serving clients at a life change

We built a Refinancing During Divorce questionnaire that produces a financial inventory report, plus a 10-question Reverse Mortgage Reality Check. Each completed one lands in its own view in her admin portal.

  4. Reaching clients city by city

17 city landing pages carry local references, a city FAQ and FAQPage structured data, and the September SEO pass added FinancialService schema naming each city as the service area.

  5. A blog worth keeping

We migrated 30 blog posts and set redirects for the old WordPress URLs, so existing links keep working.

Results

The Results So Far

The site and her admin portal launched on May 23, 2026, the same day we delivered the compliance review to Innovative Mortgage's compliance department and fixed its one material finding. In September, our SEO review shipped 10 fixes and moved the site's WES SEO audit score from 74 to 94 out of 100, with the biggest gains in structured data and meta tags.

The Content Studio went live on Oct 2, 2026 and published its first blog to her site on Oct 12. There are no traffic or lead totals to report yet. What we watch next: search visibility for the 17 city pages, and how many quiz results, divorce inventories and guide requests reach her admin portal.

The SEO score comes from WES's scored audit (out of 100), measured on the live site before and after the Sept 10, 2026 fixes; the page count comes from the May 2026 compliance review.

Questions

Questions About This Project

Can you move a mortgage site off WordPress without losing its blog?

Yes. We brought Debbie's 30 blog posts across, set redirects for the old WordPress URLs, and built out a 79-page site with city pages and tools.

Can you check a mortgage site against advertising rules?

We did for Debbie. We reviewed all 79 pages, the PDFs and the calculators against SAFE Act and NMLS, Reg Z, ECOA and Fair Housing, HUD HECM and Florida OFR rules, corrected three items the same day, and referred one judgment call to her parent brokerage's compliance office, which has the final say.

Where do quiz and calculator leads go?

Into her admin portal, which has its own views for calculator and quiz results, guide requests and divorce inventories, alongside the inbox and leads pipeline.
