Mortgage brokerage that recruits independent loan officers | Lutz, FL

Innovative Mortgage: A Mortgage Website Built to Recruit Loan Officers

Innovative Mortgage Services is a Lutz, Florida mortgage brokerage, licensed in 25 states, that recruits independent loan officers. We handled the mortgage website design and the move off Duda for its recruiting site, then replaced Memberspace with a private member portal and added a recruiting admin portal, a Content Studio and campaign email on the company's own AWS account.

About Innovative Mortgage

Innovative Mortgage Services, Inc. (NMLS 250769) is a mortgage brokerage based in Lutz, Florida and licensed in 25 states. Its website exists to recruit independent loan officers, so this mortgage website design had to speak to originators weighing a move, not to home buyers. Its loan officers also use a members-only resource center for documents, training and announcements.

The challenge

Why They Came to Us

Innovative's recruiting site ran on Duda, and its members-only resources sat behind a separate tool, Memberspace. The goal was a faster, more flexible platform with better SEO, stronger lead tracking and protected member resources, without rewriting the company's copy.

  • Public copy had to stay at least 95% word for word, and existing URLs had to be preserved.
  • The audience is independent loan officers considering a move, not home buyers.
  • Member documents and training videos lived on platforms being retired, and some files existed only on Duda's servers.
  • Recruiting leads needed one place to be tracked, assigned and followed up.
The plan

What We Proposed

We proposed moving every public page and indexed blog post from Duda to Vercel, refreshing the design from the approved homepage mockup, and replacing Memberspace with a private portal on its own database.

  • Keep URLs and titles where possible, redirect anything that changes, and submit a new sitemap to Search Console
  • Extend the approved homepage mockup to every interior page
  • Replace Memberspace with a membership portal that has member logins and protected pages
  • Add an admin portal with a drag-and-drop recruiting pipeline, and set up My AI Editor for site and blog edits
The build

What We Built

Recruiting website

A 152-page site at launch, moved off Duda into the navy and green look of the approved mockup while keeping the company's own copy.

  • 105 mortgage and loan officer blog posts kept at their original URLs, a news index with category filters and search, and 69 redirects
  • 25 state pages, one per licensed state, each with FinancialService structured data
  • Recruiting tools: a Pay Raise Calculator that emails the loan officer a personalized breakdown, Deal Saver (9 hard-to-place borrower scenarios), a State Expansion Planner, a remote-fit quiz and a four-card Interview Us questionnaire
  • The company's existing Tag Manager container and Google Ads tag carried over, Consent Mode v2 on every page, and the visitor's first traffic source recorded on every form
  • Every file moved off Duda's servers so the old subscription can be canceled, and My AI Editor set up for inline edits

MLO directory

Public profiles for 65 loan officers, read live from the member portal.

  • Directory cards and profile pages update from member profiles in the portal
  • Visitors can call an originator or send a message through a private relay with reCAPTCHA, rate limits and a confirmation email

Member portal

A private portal at my.innovativemlo.com that replaced Memberspace for the company's loan officers.

  • Google or email sign-in, self-signup that waits for admin approval, and more than 300 existing members bulk-imported
  • 7 hubs written in loan officer language, with a ranked search across 90 documents and all of the old Memberspace text and documents carried over
  • 43 documents served from private storage behind sign-in, 11 training videos re-hosted with inline players, and 56 past announcements with topic filters
  • An AI assistant for admins that looks up members and handles approvals and edits with a preview-then-confirm step, and stages website edits without publishing them on its own
  • Removed members can be recovered for 7 days

Recruiting admin portal

A back office on its own private web address where the recruiting team tracks, assigns and follows up loan officer leads.

  • Drag-and-drop pipeline: New Lead, Contacted, Meeting Scheduled, Joined and Not a Fit
  • Lead cards show every form answer with licensed states up front, and each lead can be assigned to a team member
  • Unread inbox, Spam and Blocked tab, manual Add lead, newsletter list and MLO directory inquiries
  • Pay Raise Calculator, Deal Saver and State Expansion Planner results in their own view, plus a change-request board for site updates

Content Studio

A content plan and publishing hub on its own private web address, built from the site's own search data.

  • Five content pillars read off 90 days of real Search Console data, including What You Actually Take Home and The Referral Engine
  • Blog posts publish straight into the website, with no copying and pasting
  • The first drafts passed a compliance scan, with no income promises and no named competitors

Campaign email on the company's own AWS

Marketing email built on Innovative's own Amazon SES account and set up as infrastructure as code.

  • A CloudFormation stack the company owns: SES identity, configuration set, and a send-only user limited to two From addresses
  • Sends from its own subdomain, so campaign reputation cannot affect the company's Google Workspace email
  • Audience rebuilt from real engagement, setting aside the opens recorded by corporate security scanners that open every message
  • The Content Studio is wired to send campaigns through SES
Problem solving

How We Solved the Hard Parts

  1. New design, same words

Every page was built from a page-by-page word-for-word extraction of the old site (27 public and 22 member pages), while the look came from the approved mockup.

  2. Member files on platforms being retired

We recovered documents and training videos from the Duda export and Duda's retired file servers, then re-hosted them. Today 43 documents sit in private storage behind sign-in, 13 of them recovered from Duda, and 11 videos play inline from Cloudflare Stream.

  3. A directory that stays current

Directory profiles read live from the member portal, so a loan officer's listing updates in one place. Visitors can call an originator or send a message through a private relay with reCAPTCHA, rate limits and a confirmation email.

  4. Email on infrastructure the company owns

Campaign email is built on Innovative's own Amazon SES from a CloudFormation template and sends from a separate subdomain, so campaigns stay apart from everyday company email. We rebuilt the audience from real engagement instead of raw list size.

  5. Numbers you can trust

Our August audit found that about a quarter of post-launch sessions were automated traffic that never converted, so we report on US visits. Every form also records the visitor's first traffic source, and it captured a real source on 16 of 16 leads in its first two weeks.

Results

The Results So Far

The new site turns more of its visitors into leads. Our August 2026 audit put the share of visits ending in a form submission at 0.88% over the 90 days to Aug 11, 80 of them on the old Duda site, and at 1.89% of US visits in the new site's first 25 days. The MLO directory has become the strongest converter on the site: 17% of visits to a loan officer's profile end in a call or email click.

We review the account every two weeks in a written marketing audit. Leads land in the admin portal with their traffic source attached, and in the October 20 audit every new lead from the prior two weeks had been picked up by the recruiting team. What we watch next: whether the calculator and the directory keep producing recruiting leads, and how the first campaigns sent through the company's own email system perform.

Rates come from GA4 and the site's lead records, read in WES's marketing audits, which run every two weeks (August and October 2026); the post-launch rate uses US visits to exclude bot traffic.

Questions

Questions About This Project

Can you move a large Duda site without losing its URLs?

Yes. Innovative's site kept its 105 blog posts at their original addresses, with 69 redirects for pages that changed. We also moved every file off Duda's servers so the old subscription can be canceled.

Can a custom portal replace Memberspace?

For Innovative it did. Members sign in with Google or email, new sign-ups wait for approval, and the hubs carry over all of the old Memberspace text and documents.

Who owns the email system?

Innovative does. Campaign email is built on the company's own Amazon SES account from a CloudFormation template, and it sends from a separate subdomain to protect everyday company email.
